How a building leak investigation actually works

The stain on the ceiling is almost never directly below the leak. Water gets into a concrete high-rise or wood-frame strata building at one detail — a window perimeter, a panel joint, a cracked stucco return — and then travels down and sideways along studs, sheathing seams, and shelf angles before it shows up as damage somewhere else, sometimes several floors below where it entered.

That is why patching the visible stain so often fails: it treats the symptom, not the source. A real leak investigation traces the water back to where it is actually getting in, using a sequence of diagnostic methods that get progressively more precise. Why the stain and the source are rarely in the same place

Once water gets past the outer skin of a wall, gravity and the assembly's own geometry take over. It runs down the inside of a sheathing membrane, pools at a horizontal detail like a shelf angle or a window sill, and finds the next gap or the most absorbent material in its path. In a concrete tower, water can also travel along a slab edge or through a construction joint well away from where it originally entered. By the time it saturates enough drywall or paint to become visible inside a suite, it has usually been moving for weeks.

That lag is the whole reason guessing does not work. A contractor who caulks the section of wall directly behind a ceiling stain, without tracing the water's actual path, is sealing a spot the water was never entering through. The original opening stays open, the next storm sends water down the same route, and the same stain reappears, usually on a freshly repainted ceiling.

The diagnostic sequence: general to specific

A proper investigation moves from broad, non-invasive methods to narrow, confirmatory ones, so that the most expensive and access-intensive step (calibrated water testing) is only used once the likely candidates have already been narrowed down.

Visual and physical inspection

A technician walks the suspect elevation and the interior finish, looking for the physical evidence a leak leaves behind before any instrument comes out.

What it finds Failed or missing sealant beads, cracked stucco, efflorescence (white mineral staining), rust streaking below steel fixings, bubbled or peeling paint, and staining patterns that hint at the water's path.
Limitation Water rarely enters where it shows up inside. It can travel sideways along a stud or down a stucco scratch coat for several feet, or several floors, before it appears as a stain. A visual pass narrows the search area — it does not confirm the entry point on its own.

Infrared thermal imaging

A thermal camera reads surface temperature differences across a wall. Wet insulation and damp framing hold and release heat differently than dry material, so a trapped moisture pocket often shows up as a distinct thermal signature.

What it finds Hidden moisture behind intact-looking cladding, before any staining reaches the interior surface. Useful for scanning a whole elevation quickly to flag areas that need a closer look.
Limitation Works best with a real temperature differential between inside and outside, so timing and weather matter. It shows where moisture is, not how it got there — it points the investigation, it does not finish it.

Calibrated water-spray testing (ASTM)

A test chamber or spray rack applies water to a specific section of wall — a window perimeter, a panel joint, a penetration — under a controlled pressure and duration that follows an ASTM standard, while an observer inside watches for the moment water appears.

What it finds The exact assembly detail that is letting water through, confirmed by direct observation rather than inference. This is the closest a leak investigation gets to certainty.
Limitation Tests one detail or one bay at a time, so it works from a hypothesis generated by the visual pass and thermal scan rather than as a first step. Access (rope access or swing stage) is needed to reach the test area from outside.

Electronic moisture meters

A handheld meter reads moisture content in framing, sheathing, and finish materials directly, either by surface contact (non-invasive) or with small probes (invasive, for a precise reading inside a wall cavity).

What it finds How far moisture has actually spread through the assembly, and whether a stain is active or historical. This confirms whether a repair needs to open the wall or can be addressed from the surface.
Limitation A point-in-time reading. A single dry reading after a dry spell does not rule out an active leak that only shows during wind-driven rain, so timing relative to weather matters here too.

Why this matters more on the BC coast

Metro Vancouver's wind-driven rain changes what a leak investigation has to account for. A test on a calm day, or a moisture reading taken after a dry stretch, can miss a leak that only appears under sustained horizontal rain pushed by a southeast storm. That is one reason calibrated water-spray testing follows an ASTM standard rather than an informal hose test: the standard controls flow rate, pressure, and duration so the result reflects a real storm load rather than whatever pressure happens to come out of a garden hose.

The investigation process, step by step

1. Take the report seriously, even a small one

A single damp patch on a ceiling or a musty smell in a suite is treated as the entry point of an investigation, not a nuisance work order. In a concrete high-rise, water that reaches an interior finish has usually already been moving through the assembly for a while — a stain today reflects a path that opened weeks or months earlier.

2. Map every plausible source above and around the stain

Water travels down and sideways before it shows up. The investigation starts by mapping every window, joint, penetration, and cladding transition on the elevations above and beside the reported stain, not just the wall directly behind it. On a high-rise this map can span several floors.

3. Visual inspection and infrared scan to narrow the field

5. Moisture readings to define the repair scope

With the entry point confirmed, moisture meters establish how far the water actually spread inside the assembly. This decides whether the fix is a surface-level sealant or coating repair, or whether the wall needs to be opened to dry or replace saturated framing and insulation.

6. Written findings before any repair is scoped

A proper investigation ends with a written report: the confirmed entry point, the extent of moisture spread, photos and thermal images, and a recommended repair scope. For strata buildings this document is what the council and, where required, the engineer use to authorize the work and, if needed, support a warranty or insurance claim.

What happens after the investigation confirms the source?
