Mineral staining vs. surface dirt vs. etched glass

Take a hose to the panel and watch what the haze does. If it disappears while the glass is wet and returns as it dries, whatever is causing it is sitting on the surface and the right chemistry will take it off. If it stays visible under running water, the light is being scattered by the glass itself, and no cleaner, no pressure, and no amount of scrubbing will change that. Thirty seconds, no equipment, and it decides whether you are buying a clean, a restoration, or a panel.

Most disappointing canopy jobs come from skipping that test. An owner describes the problem as dirty, a contractor quotes a wash, the wash fails, and everyone concludes the glass is finished. Sometimes it genuinely is. More often it is bonded mineral deposit from wall runoff that needed an acidic restorative treatment and real dwell time rather than soap and a second pass. This page sets out the three conditions, how to tell them apart from the ground, and what each one actually costs you to resolve.

Why a canopy stains when the windows below it do not

The mechanism is standing water, and a canopy is the one piece of glass on a building designed to have some. A shallow slope moves water off eventually but leaves a film behind, and that film evaporates in place. Anything dissolved in it stays.

What is dissolved in it comes from the wall above. Runoff crossing concrete, stucco, brick, or painted masonry picks up minerals on the way down, and lands on the canopy in the band closest to the building. That band is also where the slope is shallowest and the water sits longest. This is why the staining pattern on most canopies is a cloudy stripe near the wall and clear glass at the leading edge. The panel is telling you exactly where water stops moving.

Vertical glazing does not have this problem in the same way, because water runs off it and takes the minerals with it. The instructive consequence is that a canopy on a building with clean windows can still be badly stained, and the owner reasonably concludes the cleaner is doing a poor job when the real difference is geometry.

Stage one: deposit on the surface

At this stage the minerals have bonded to the glass but have not attacked it. The panel looks white or cloudy, feels slightly rough or gritty when dry, and behaves in a very specific way when you wet it: the haze fades or vanishes, because the water fills in around the deposit and stops it scattering light. As the panel dries the haze returns.

This condition is fully recoverable, and it needs the right chemistry rather than more effort. An acidic restorative treatment with genuine dwell time will release the deposit, followed by neutralization so nothing acidic sits against the aluminum frame, the gaskets, and the sealant joint at the wall. That neutralizing step is not optional and it is the one most often skipped by a crew treating this like a normal wash.

The important thing about stage one is that it is a clock rather than a state. The deposit sits on the glass, and while it sits it holds moisture against the surface. The longer it stays, the closer the panel moves toward the next stage. A canopy treated at this point recovers completely; the same canopy left for another few years may not.

Stage two: the glass itself is corroded

Glass corrodes, which surprises most owners. In prolonged contact with water, an ion exchange takes place: sodium ions in the glass swap with hydrogen ions from the water, and the alkali is leached out of the surface. What is left behind is a silica-rich, microscopically roughened layer. That roughness is what scatters light, and it is why the panel looks permanently frosted.

The diagnostic is the same test with the opposite answer. Wet the glass and the haze does not change, because there is nothing sitting on the surface for water to fill in around. Run a fingertip over the dry, cleaned panel and it feels dry and rough rather than smooth. At that point everyone can stop debating cleaning products.

What is available is mechanical restoration. Cerium oxide polishing is a chemical-mechanical process: a fine polishing slurry is worked over the surface under controlled heat and pressure, creating a temporary chemical interaction with the silica that softens microscopic peaks while the pad levels them. It works well and it has limits. The realistic outcome on typical etching is recovery of most of the clarity, not a panel returned to new. Anybody promising as-new from a polish is selling rather than assessing.

The stains that are neither

Two other marks turn up on canopies and get misfiled as mineral staining, and both have different answers.

Brown or amber streaking is usually tannin from decayed leaf and needle matter that has been sitting on the panel, often hidden under a moss mat until the moss is removed. It is surface staining, it responds to the correct chemistry and adequate dwell time, and it is genuinely common on shaded North Shore and east Vancouver entrances under mature trees. The failure mode here is a contractor who removes the moss, sees the streaks, and declares the glass ruined.

Rust-coloured streaks running downward from a fitting are not a glass problem at all. They are corrosion product from a bolt, bracket, or spider fitting bleeding down the panel, and on oceanfront exposure in West Vancouver or along the North Shore they are a signal worth acting on. Cleaning them off removes the evidence of a connection that is degrading above a doorway. Fixing the cause, not just the panel

Treating a stained canopy without changing what put the water there is buying the same job again on a timer. Two things are usually worth doing at the same visit.

First, drainage. Many canopies have a channel or scupper at the leading edge, and once it packs with needles and moss, water backs up and stands in the band nearest the wall, the exact band that stains. Clearing it and flow-testing it changes the rate at which the problem returns more than any cleaning product does. Second, look at what the wall above is discharging. A scupper, a downspout outlet, or a badly detailed edge that concentrates runoff onto one part of the canopy will keep concentrating it after the glass is clean.

On a strata, this is worth getting into the maintenance schedule rather than leaving to whoever notices the haze. A canopy cleaned on a real interval never reaches the stage where restoration is the conversation, and the difference in lifetime cost between a maintained panel and a neglected one is the entire difference between a cleaning line item and a glass replacement.

Restaurant awnings cleaned twice with no improvement, downtown Vancouver

A restaurant has two glass awnings over the entrance. They have been cleaned twice in eighteen months and both times the white haze near the building came straight back, or never left. The owner is now pricing replacement. The thirty-second test comes first: hose the panels and watch. If the haze goes while wet, this is bonded mineral deposit from wall runoff and neither of those two cleans used the right chemistry. An acidic restorative treatment with proper dwell time will recover the glass, and the previous contractors were simply washing a stain with soap. If it stays hazy under running water, the panels are etched and no further cleaning will help, at which point a cerium oxide polish is the option worth pricing before replacement. Either answer costs nothing to establish and saves the owner from buying a third clean that fails the same way.

Burnaby strata canopy under a stucco wall, staining only near the building

A Burnaby strata has a glass canopy over the lobby doors. The leading edge looks fine and the band closest to the wall is white and cloudy. This pattern is diagnostic on its own. Runoff off the stucco above lands in that band, the slope is shallowest there, and the water sits and evaporates instead of draining off the edge. Treating the stain will work if it is caught at the deposit stage. But cleaning it and leaving the drainage as it is means the council pays for the same treatment again in a couple of years, and each cycle brings the panel closer to genuine etching. West Vancouver oceanfront lobby glazing, hazy and rough after years untouched

An oceanfront building in West Vancouver has canopy glazing that has not been maintained in years. It is hazy, it stays hazy when wet, and it is rough to the touch. This is stage two: the surface has been leached and the damage is in the glass. Salt in the air on an oceanfront exposure adds to the chemistry that drives it, and the years without cleaning did the rest. The realistic options are a controlled cerium oxide polish, which will recover much of the clarity but should not be sold as a return to new, or replacement of the worst panels with the matching problem that brings. Before choosing, get the fittings inspected, because an oceanfront canopy left alone for years usually has corroding fixings as well, and finding that out after paying for a polish is the wrong order.

Brown streaks under a cleared moss mat, North Vancouver

A North Vancouver entrance canopy under cedars is cleaned in spring. The moss comes off cleanly and underneath it are brown streaks the owner had never seen. Nobody has made anything worse. Decayed needle and leaf matter releases tannins that stain glass brown, and the moss mat was hiding them. This is still surface staining, it responds to the right chemistry and adequate dwell time, and it is not mineral deposit or etching. The mistake to avoid is the contractor deciding on the spot that the panel is ruined, or escalating to abrasives. Do the wet test on the streaks like anything else, treat them properly on a second pass, and put the canopy on an autumn schedule so the mat never sits long enough to stain again.

Decision framework: nine observations and what they mean

What you see Verdict Reason
Haze disappears when you wet the glass? Cleanable Water filling in around a surface deposit makes the haze vanish optically. It means the material is still on top of the glass and the right chemistry will lift it.

Brown or rust-coloured streaks rather than white haze? Different problem Brown streaking is usually tannin from decayed leaf matter, which cleans off with the right chemistry. Rust-coloured streaks running from a fitting are corrosion, and that is a fittings inspection rather than a cleaning question.
Three normal cleans have not touched it? Stop and diagnose Repeating a method that has already failed twice is not a plan. Either the chemistry is wrong for a mineral deposit, or the panel is etched and no cleaning was ever going to work.
Contractor proposing a harder scrub or more pressure? Refuse Neither abrasion nor pressure removes a bonded mineral deposit, and both damage the frame finish and the sealant while failing. Escalating force is the sign of a contractor without the right chemistry.
Etched panel in a run of several matching panels? Polish before you replace A replacement panel has to match the tint and any coating on the neighbours, which is often not achievable on an older run. A polish that recovers most of the clarity across all panels usually looks better than one new panel that does not match.
Coated or low-e glass with mineral staining? Identify the coated face first Restorative acid treatment and mechanical polishing both behave differently on a coated surface, and a polish on a coated face removes the coating. Establish which face carries the coating before any restoration starts.

The three conditions compared

Surface soiling

Loose material sitting on the glass: organic debris, moss and algae, pollen, tannin staining from decayed leaf matter, road grit, and traffic film. It is on the panel, not in it.

Wet test Wet the glass and it goes clear and stays clear. The haze disappears the moment water covers it and does not come back until the panel dries and the material is exposed again.
Touch test Smooth and slick under a fingertip when wet. Nothing catches.
Treatment A standard soft wash: dry debris off first, biodegradable solution matched to the soiling, dwell time, soft agitation, deionized rinse.
Reversible? Fully reversible. The panel goes back to clear, every time, and there is no cumulative damage from having let it sit for a season.
Follow-up needed The whole job. Nothing further is needed, and the panel will look the same after this clean as it did after the last one.
Who does it None. Ordinary cleaning consumables.
How it goes wrong The only real failure is under-treatment: too little dwell time on the tannin staining under a moss mat, so the moss goes and a brown ghost stays behind.
Cost driver A normal cleaning visit. Cost is driven by access, panel count, and whether both faces are in scope.
Where you want to be Any canopy on a maintenance schedule. If this is all you ever have, the schedule is working.

Surface mineral deposit

Dissolved minerals carried by runoff off the wall above, left behind on the glass when the water evaporates instead of draining clear. Sometimes called hard water staining. The deposit is bonded to the surface but has not yet attacked it.

Wet test Wet the glass and the haze fades or disappears while wet, then returns as the panel dries. This is the diagnostic that matters: it means the deposit is still sitting on top of the glass.
Touch test Slightly rough or gritty under a fingertip when dry, but the roughness is the deposit rather than the glass.
Treatment An acidic restorative treatment with real dwell time, followed by neutralization and a deionized rinse. This is a different chemistry and a longer visit than a normal clean, not a harder scrub.
Reversible? Reversible with the correct treatment. But it is a clock: the longer the deposit sits, the closer it moves to attacking the glass surface underneath it.
Follow-up needed Treat the cause as well as the stain. If the wall above keeps draining onto the panel and the water keeps pooling instead of leaving, the deposit reforms and the clock restarts.
Who does it Specific restorative chemistry, applied by someone who will neutralize it afterwards rather than leaving acid residue against the frame and the sealant.
How it goes wrong Being treated as ordinary dirt. Repeated normal washes will not touch it, and each disappointing visit convinces the owner the glass is finished when a correct treatment would still recover it.
Cost driver More than a standard clean, because the chemistry and the dwell time are real work. Far less than restoration or replacement, which is what it becomes if it is left.
Where you want to be Panels near the wall junction on canopies under concrete, stucco, or masonry, and any canopy where drainage lets water stand.

Etched glass

Not a deposit at all. Prolonged contact with water has leached alkali ions out of the glass surface, leaving a roughened, silica-rich layer that scatters light. The damage is in the panel.

Wet test Wet the glass and it stays hazy. Water makes no difference, because there is nothing sitting on the surface for the water to fill in around.
Touch test Dry and rough to the touch even after a thorough clean. It feels like very fine frosting rather than like grit.
Treatment Mechanical restoration. A controlled cerium oxide polish is a chemical-mechanical process that levels the roughened surface under heat and pressure with a polishing slurry. It typically recovers most of the clarity, not all of it.
Reversible? Not reversible by cleaning, ever. No product, no pressure, and no amount of dwell time removes it, because there is nothing to remove.
Follow-up needed After a polish, the panel needs the underlying cause fixed and a real cleaning schedule, or it etches again from the same standing water.
Who does it A restoration specialist with cerium oxide and the right pads, or a replacement panel matched to the existing tint and coating, which is not always possible on a multi-panel run.
How it goes wrong Being sold as a cleaning job. An owner pays for two or three cleans that were never going to work before anyone tells them the truth about what they are looking at.
Cost driver Restoration is priced per panel and by severity. Replacement brings in glass supply, matching, access, and refitting. Either way this is the expensive end, which is the argument for catching it at the deposit stage.
Where you want to be Nothing. This is the outcome you are trying to avoid by treating the mineral deposit stage properly.

Questions to ask before you approve the scope

A hazy canopy is where owners most often pay twice. These eight questions get the diagnosis on the table before the work is booked rather than after it fails.

  • Did you do the wet test before quoting? Good answer: Yes. We wetted the glass, watched what the haze did, and felt the dry surface. The quote reflects what we found. Red flag: A cleaning price given from the sidewalk or from a photo. Nobody can tell surface deposit from etching without touching the panel, and quoting without that is quoting a guess.
  • Is this a deposit or is the glass etched? Good answer: A direct answer either way, with the evidence: what the panel did when wet, how the surface felt dry, and which panels differ. Red flag: Avoiding the question, or promising that any glass can be brought back with the right product. Etched glass cannot, and a contractor who says otherwise is selling a clean that will fail.
  • What chemistry will you use on the mineral deposit, and how long does it dwell? Good answer: A named restorative treatment appropriate to the deposit, with a stated dwell time and a neutralization step afterwards. Red flag: The same solution used on the general clean. Ordinary glass cleaner does not remove bonded mineral deposit no matter how many passes it gets.
  • How will you protect the frame and the sealant from the restorative treatment? Good answer: Masking or controlled application, then a neutralizing rinse so nothing acidic is left sitting against aluminum, gaskets, or the sealant joint. Red flag: No mention of neutralizing. Acidic residue left in contact with the frame and the seals is a slow problem you will meet later.
  • If it is etched, what does the polish actually recover? Good answer: A realistic answer: most of the clarity on typical staining, not all of it, and the result varies with how deep the etching goes. Red flag: A promise of a panel restored to new. Cerium oxide polishing levels a roughened surface, and it is very good, but "as new" is a sales line rather than an outcome.
  • Is any of this glass coated? Good answer: We establish which face carries a coating before any restorative or mechanical work, and we do not polish a coated surface. Red flag: No check. Polishing a low-e or reflective face takes the coating off, and that damage is permanent and obvious.
  • What is putting the water on the glass in the first place? Good answer: An assessment of where runoff comes from and where it goes, including whether the drainage channel or scupper at the leading edge is clear and actually flowing. Red flag: Treating the stain with no interest in the cause. A cleaned or polished panel under the same standing water stains again on the same timeline.
  • If a panel needs replacing, can you match it? Good answer: An honest assessment of tint and coating matching against the existing run, and a warning if a single new panel will read differently from its neighbours. Red flag: Confidence that any panel can be matched. On an older multi-panel canopy it frequently cannot, and a mismatched panel is a permanent visible reminder.

How long does it take for mineral deposit to etch the glass?

There is no fixed number, because it depends on how much water sits on the panel, how mineral-rich the runoff is, and how long each wetting event lasts. What can be said with confidence is that it is a progression rather than an event: the deposit sits, and while it sits it is in contact with the surface. A canopy where water drains clear off the edge sits at the deposit stage far longer than one where a blocked channel leaves standing water in the same band for days after every rain.

Can you polish out etching on a coated glass canopy?

Not on the coated face. Cerium oxide polishing works by mechanically levelling the glass surface, and doing that to a low-e or reflective coating removes the coating along with the roughness, leaving a visible difference in the panel. The first step on any restoration is establishing which face carries a coating, if either does. Where the etching is on the uncoated face, a polish is available; where it is on the coated face, the realistic option is replacement.

Should I replace the etched panel or polish it?

On a single isolated panel, replacement is clean and predictable. On a run of several matching panels, polishing is often the better outcome, because a new panel has to match the tint and coating of neighbours that may be decades old, and on older glass that match frequently is not achievable. A slightly imperfect polish across all panels usually reads better than one obviously newer panel in the middle. Either way, fix whatever is putting standing water on the glass first, or the replacement etches on the same schedule.
