Stand at your own front door and look up. On most restaurant entrances the underside of the canopy is yellow-brown, slightly tacky, and noticeably worse than the top face that everyone quotes for. That film is condensed cooking aerosol from the kitchen exhaust, mixed with door-level smoke and street soot, and rain never reaches it. It is the face your guests look at while they wait to get in, and it is the face most cleaning quotes silently leave out.

The film comes off completely with a degreasing chemistry and enough dwell time. The harder question is what to do when it is back in a month. Cleaning more often is the obvious lever and the wrong first move, because on a busy operation the interval keeps shortening while nothing upstream changes. Before agreeing to a monthly cycle, it is worth checking whether the exhaust system is being cleaned at the frequency its cooking volume calls for, because an overdue system puts far more on your glass.

Where the film comes from

Warm air rises off a doorway. On a restaurant that air is doing more than moving heat: it carries cooking oil aerosol that has escaped the kitchen, cigarette and vape residue from people standing at the door, and whatever the street contributes in diesel particulate and brake dust. All of it goes up, and the first flat surface it meets is the underside of the canopy.

The main contributor on a food service building is the kitchen exhaust discharge. Grease-laden vapour leaving a hood system does not vanish; a portion of it settles on nearby surfaces, and a canopy directly downstream collects it steadily. That is why the film is not confined to the glass. On a heavy operation it spreads to the sign face, the soffit, the light fittings, and the wall above the door, and that spread is the clearest signal that you are dealing with a discharge source rather than passing traffic.

Rain does the rest of the work, or rather it does not. The top face of a canopy gets rinsed regularly through a Metro Vancouver winter, which is why it accumulates organic growth and mineral staining but rarely holds an oily film. The underside gets nothing. Whatever lands there stays until somebody wipes it off, which on a great many entrances means it has been building for years.

How to tell kitchen grease from street film

The two look similar from a distance and need different chemistry, so it is worth spending a minute distinguishing them.

Kitchen grease is tacky rather than gritty. It concentrates near the exhaust discharge and spreads across everything above the door, including surfaces that face away from the street. It is often yellow-brown rather than grey. And it returns fast, weeks rather than months on a busy operation.

Street film is grittier, greyer, and more even across the whole entrance. It is heaviest on the street-facing edge and lighter as you move back toward the building, which is the opposite of the grease pattern. It builds slowly, over months, and it turns up on retail and office entrances that have no kitchen anywhere near them.

This matters commercially as much as technically. A small operator two doors from a busy grill will often assume they need the same cleaning schedule as their neighbour when the film on their canopy is street soot on a much slower timeline. Buying a food service interval you do not need is a real cost, and it is the sort of thing a proper site look catches and a phone quote does not.

Why cleaning more often is the wrong first answer

When the film comes back quickly, the instinctive response is to shorten the cleaning cycle. It works, in the narrow sense: glass can be cleaned back to new indefinitely with no cumulative damage, so there is no technical limit on how often you do it. The problem is that the frequency only ever goes one direction as the operation gets busier, and nobody revisits the decision once it is in the standing costs.

The upstream check is cheap and worth doing first. Kitchen exhaust systems in commercial cooking operations are inspected and cleaned on a schedule set by cooking volume. NFPA 96, the standard for ventilation control and fire protection of commercial cooking operations, sets those frequencies in Table 11.4: monthly for systems serving solid fuel cooking, quarterly for high-volume operations such as 24-hour cooking, charbroiling, or wok cooking, semi-annual for moderate-volume operations, and annual for low-volume establishments.

A system overdue against that schedule discharges considerably more grease-laden vapour than one on it. So a restaurant paying to clean its canopy monthly while its hood system has not been touched in eighteen months is paying to remove a symptom that has an identified, already-required fix. To be clear about the limit: getting the hood schedule right will not eliminate a film on a canopy sitting a few feet from a discharge point. It changes how fast it comes back, which is the difference between a quarterly clean and a monthly one.

There is a safety dimension here that outranks the appearance one. Grease accumulation inside kitchen exhaust systems is a leading cause of commercial kitchen fires, which is why NFPA 96 exists at all. A greasy canopy is a visible external symptom of something worth checking for reasons that have nothing to do with how the entrance looks.

What a proper restaurant canopy clean covers

Both faces, first and non-negotiable. The underside needs a degreasing solution appropriate to condensed cooking aerosol, applied at low pressure with genuine dwell time so the film breaks before anything tries to wipe it. Force does not substitute for chemistry here, and a pressure jet aimed upward at an oily film soaks the frame and drives water into the sealant joint at the wall while leaving most of the grease in place. The top face is a different job on the same visit: dry debris removed first, organic growth and any tannin staining treated with the appropriate chemistry, and the drainage channel or scupper at the leading edge cleared and flow-tested. If the top face is hazy in the band nearest the building, that is mineral staining from wall runoff rather than anything the kitchen produced, and it is worth reading mineral staining versus surface dirt before assuming it will wash off.

Then the entrance zone. On a heavy operation, scoping the glass alone produces an odd result: a clear panel that makes the greasy soffit, sign, and light fittings around it obvious. Either include them or get them excluded explicitly so you can price them separately.

And while the access is set up, the parts that are not glass. The sealant joint at the wall, the drainage, and the fittings all get looked at, because somebody is already up there and a split bead reported now is a planned repair rather than water landing on a guest during service. Scheduling around a working restaurant

This is overhead work above a doorway the public uses, so the area beneath is controlled while a technician is up there. Where the access is from ropes it falls under WorkSafeBC OHS Regulation Part 11 fall protection, and ladders or elevating work platforms bring Part 13 into play. In practice, food service canopies get done early in the morning before opening, with the entrance clear and dry well before the first guest arrives.

For a leased storefront, one administrative item is worth settling before any of this: who holds the kitchen exhaust cleaning obligation. Where the building owner maintains the exhaust system and the tenant maintains the storefront, the canopy sits between two contracts and can end up owned by neither. That gap is easier to close with a sentence in writing now than with an argument after a fire inspection.

Then the second conversation: if this film is back within a month, the exhaust system upstream is worth checking before anyone agrees to clean the glass monthly forever.

Charbroil operation on Main Street with a film on everything above the door

A Main Street restaurant running a charbroiler has a film not just on the canopy underside but on the sign, the soffit, the light fittings, and the wall above the entrance. That spread is diagnostic: passing street traffic does not coat a sign face, and a discharge point close to the entrance does. Two things follow. The cleaning scope has to be the whole entrance zone rather than the glass alone, because clean glass under a greasy soffit reads worse than leaving it all alone. And the exhaust schedule deserves a direct look, since NFPA 96 puts high-volume operations including charbroiling on a quarterly inspection and cleaning frequency, and an overdue system discharges considerably more. Fixing the schedule does not eliminate the film on a canopy this close to a discharge, but it changes how fast it comes back.

Call: Clean the whole entrance zone, and verify the hood is quarterly.

Leased storefront in Burnaby where nobody owns the exhaust contract

A Burnaby restaurant leases its space. The canopy over the entrance films over quickly, the tenant assumes the landlord handles the exhaust system, and the landlord assumes the tenant does. Nobody has checked in two years. The canopy is the visible symptom of a gap that matters far more for fire safety than for appearance, because kitchen exhaust cleaning under NFPA 96 exists to keep grease from accumulating in ducts. The useful move here is not to argue about the canopy. It is to establish in writing who holds the exhaust obligation and at what frequency, get the system inspected, and only then agree a canopy cleaning interval that fits the reality. Booking a shorter cleaning cycle first just pays to remove a symptom while the underlying issue stays unowned.

Coffee shop next door assuming it has the same problem

A coffee shop two doors from a busy grill has a filmed canopy underside and assumes it needs the same quarterly schedule. It probably does not. A low-volume operation with no charbroiling or wok cooking produces very little grease-laden vapour, and the film on that canopy is more likely street soot, diesel particulate, and brake dust, which is a different chemistry and a different interval. The way to tell is to look at where the film is heaviest. Kitchen grease concentrates near the discharge and spreads across everything above the door. Traffic film is more even and is heaviest on the street-facing edge. Getting this right saves a small operator from buying a food-service cleaning schedule they do not need, and it is exactly the sort of thing that should come out of a proper site look rather than a phone quote.

Accept the grease loading as given and raise the cleaning frequency until the entrance looks acceptable between visits. The usual first response, because it is the only lever the restaurant operator controls directly.

Treat the film as a downstream symptom and check whether the kitchen exhaust system is being inspected and cleaned at the frequency its cooking volume calls for under NFPA 96 Table 11.4.

How long it lasts The benefit lasts as long as the schedule is kept, which makes it a maintenance-plan question rather than a one-time fix.

Who does it A kitchen exhaust cleaning contractor. This is a separate trade from canopy and building envelope work, and any contractor claiming to do both should be questioned.

Questions to ask before you approve the scope

Restaurant canopy quotes vary enormously, and almost all of the variation is in what is left out. These eight questions surface it.

  • Which faces of the canopy are in this quote? Good answer: Both, stated in writing, with a degreasing chemistry specified for the underside. Red flag: Top face only, or the scope left vague. This is the single most common gap on restaurant canopy quotes and the one that wastes the whole visit.
  • What will you use on the greasy film? Good answer: A degreasing solution appropriate to condensed cooking aerosol, applied at low pressure with dwell time and soft agitation, then rinsed. Red flag: Water and pressure. Grease is a chemistry problem; a jet aimed upward at an oily film mostly soaks the frame and the wall joint and leaves the film behind.
  • When was the kitchen exhaust system last inspected and cleaned? Good answer: A date and a documented frequency matched to the cooking volume, in line with the NFPA 96 Table 11.4 categories. Red flag: Nobody knows. An exhaust system of unknown service status is both a fire safety issue and the likely reason the canopy keeps filming over.
  • Does the cleaning scope include the sign, soffit, and light fittings above the door? Good answer: Yes, or a clear statement of what is excluded so you can price it separately rather than discover it. Red flag: Glass only, on an entrance where everything above the door is filmed. Clean glass under a greasy soffit looks worse, not better, because the contrast makes the rest obvious.
  • Can you schedule before opening? Good answer: Early morning as standard for food service, with the entrance clear and dry before the first guest. Red flag: Whenever the crew is in the area. A cleaning crew working overhead across your doorway during service is a customer problem and a safety one.
  • How will the area under the work be protected? Good answer: Barriers and drop protection under the drop zone, with fall protection appropriate to the access method being used. Red flag: A ladder against the canopy over an open doorway. It is the most common way this job goes wrong, and it happens over a public sidewalk.
  • Will you look at the wall joint and drainage while you are up there? Good answer: Yes, with a short written note on the sealant joint, the drainage channel, and the fittings. Red flag: Cleaning only. Somebody is already up there with access set up; not looking is a wasted opportunity that turns a planned repair into an emergency later.
  • What interval do you recommend for this specific entrance? Good answer: A recommendation tied to the cooking volume and the distance from the exhaust discharge, not a default number applied to every building. Red flag: The same interval quoted to every client. A charbroil operation and a sandwich shop do not put the same load on the glass above the door.
