Metro Vancouver's drainage year has a rhythm: a dry season that hides every problem, a few October weeks when storms and leaf drop arrive nearly together, a winter of atmospheric rivers broken by short freezes, and a spring that lays out the evidence of everything that happened. A maintenance calendar that follows this rhythm protects the building. One that follows the fiscal year protects the paperwork.

Why the calendar beats the checklist

Most strata maintenance plans list drain cleaning as an annual item, and the timing gets set by whatever month the contract happened to start in. The building does not care about the contract month. Its drainage load is seasonal and sharply peaked: Vancouver International Airport averages 1,189 mm of precipitation a year (1991 to 2020 normals), most of it falling between October and March, and the debris that blocks the outlets arrives in one concentrated event when the deciduous trees shed in late October and November.

Storm-response checks: a ground-level walk during or after major events, clearing of any outlet that failed, attention to ice-prone gutters and scuppers before forecast freezes. Kept light by the two fall visits having done the heavy work.
Spring (March to May) The storm track eases and surfaces finally dry, making this the season when the winter's evidence reads most clearly. The damage report: ponding rings, overflow stains, sagging gutters, and silt lines photographed and compared to last year, moss and winter debris removed, perimeter drains and sumps checked after their hardest-working season, findings fed into the maintenance plan and budget cycle.
Summer (June to August) The dry months. Drainage does little work, and problems are invisible because nothing is testing them. Planning season: assessments, camera inspections of perimeter drains, anchor recertification, slope corrections, and any drainage construction, all scheduled while access is easy and the systems can be taken apart without a storm on the forecast.

The fall pair: the two visits that matter most

The first, before the sustained storms begin, resets every outlet to full capacity: strainers lifted and cleared, scupper mouths and leader heads cleaned by hand, gutters flushed, overflows flow-tested, deck and podium outlets checked.
