On a low-rise strata building the gutters and downspouts carry every drop the roof collects, and they do it with the cheapest components on the whole envelope. When they fall behind, the evidence appears as streaks on the fascia long before anything shows up inside. Learning to read those streaks buys a strata council months of warning at the price of a walk around the building.

Why the smallest drainage system carries the biggest share

Towers drain through internal pipes and scuppers. Low-rise strata buildings, the three and four storey wood-frame walk-ups that make up most of the strata stock in Burnaby, New Westminster, and East Vancouver, drain almost entirely through a hung metal trough and a handful of vertical pipes. Vancouver International Airport averages 1,189 mm of precipitation a year (1991 to 2020 normals), and on a pitched-roof building all of it converges on the gutter line within seconds of landing.

The stakes are higher on these buildings than the hardware suggests. Wood-frame construction puts fascia boards, roof edge framing, and wall plates directly behind the trough, and the region's leaky condo history showed what sustained wetting does to assemblies like these: roughly $4 billion in damage across more than 900 Lower Mainland buildings. That crisis was driven by wall assemblies that could not dry, and overflowing gutters load the very details this region learned to protect afterward: wall heads, window flashings, and cladding joints.

The chain from roof edge to storm drain

A gutter system is a chain of four links, and a blockage in any one of them backs up the whole run. Each link fails in its own way.

The gutter, or eavestrough

The open trough hung at the roof edge that catches everything the roof sheds: water, needles, leaves, moss scraps, and roofing granules. It relies on a slight, continuous fall toward its outlets. A trough that has lost its slope holds water and debris even when it looks clear from the ground.

The hangers and fascia

The brackets that carry the loaded trough and the fascia board they screw into. Wet debris is heavy, and a season of it pulls hangers loose one by one. Once a section sags, water ponds there, the load grows, and the sag deepens. Rot in the fascia behind the gutter often starts this way and stays hidden until a bracket lets go.

The downspout and its elbows

The vertical pipe that takes water from the trough outlet to grade, with an elbow at the top and usually another at the bottom. Elbows are where debris jams, because the flow slows and turns there. A downspout blocked at the top elbow backs the whole trough up, and from the ground it looks identical to a clean one.

The outlet at grade

Where the downspout finishes: into a storm connection, onto a splash pad, or, on older buildings, straight onto the soil beside the foundation. This last arrangement concentrates roof water exactly where the building least wants it, and it is one of the most common findings on low-rise strata sites we visit.

Notice what is missing from that chain: any component that announces failure. A packed elbow makes no sound and casts no shadow. The system tells you it is struggling in exactly one language, overflow, and overflow only speaks during rain, when nobody is standing outside looking up at the eaves.

Overflow staining: the record the building keeps for you

That is why staining matters. Water that sheets over a gutter lip carries dirt, organic tannins, and roof grit with it, and it deposits them on the fascia and wall below in vertical streaks. The building writes down every overflow event, and the streaks stay legible for months. On our maintenance rounds we photograph these patterns before touching anything, because they map the problem better than any single visit can. A streak below the midpoint of a long run usually means a sag. A streak at a corner points to a blocked outlet or top elbow. Staining along an entire run suggests the trough has lost its fall or was undersized from the start. Ten minutes of reading the walls scopes the repair before anyone climbs anything, and the same reading skills apply to the ponding and staining signs found on flat roofs and decks.

The downspout outlet decides where the problem lands

The trough gets the attention, but the bottom of the downspout quietly decides who inherits the water. A downspout tied into a storm connection sends the roof's runoff off site. One that ends on a splash pad spreads it over the landscaping. And one that has lost its extension, a common casualty of lawn maintenance and re-landscaping, pours the entire roof catchment against the foundation, where it saturates the soil, tests the below-grade waterproofing, and overloads the footing drain.

We find disconnected or truncated downspout outlets on a large share of the low-rise sites we assess, and the fix is often trivial. Keeping the system working through a Vancouver year

Gutter maintenance in this region is a timing problem. The trough loads up in late October and November, precisely when the storm track arrives, so a cleaning in July protects nothing. Watch where and when the water shows. Overflow at the eave can also drive water into the wall head, so a long-neglected gutter eventually produces both patterns at once.
